
SIMCO (formerly COSIGMA) was involved in all stages of the project to establish a new concrete plant in the heritage industrial building located on Pitt Street in the South-West borough of Montreal. The facility, which had previously served as a hardware factory and recycling center, had been abandoned for several years. The structure showed numerous critical signs of structural damage, remnants of its long period of vacancy.
SIMCO supported the owner during preliminary studies to define the program for structural modifications to accommodate the production equipment and exterior site layout while preserving the heritage aspect of the structure.The major damage and lack of documentation regarding the building’s structure required an exhaustive characterization phase. The project was executed in a design-build approach with SIMCO’s strong on-site presence, ensuring accelerated delivery while maintaining budget control and adapting to real-time structural adjustments. This proactive strategy allowed compliance with timelines and evolving client needs through flexible, cost-managed solutions. Additionally, four existing silos from decommissioned plants were repurposed and modified, demonstrating innovation and resource optimization.
